ok, any real time experience with this Cody's Country estates? anybody?

I've only been a member of this board for a couple months but even in my short tenure here I swear this is the 500th thread on this exact subject

If it is where I think it is, I would be cautious. I have looked up that way and even thought about buying some of the cheaper lots as they can be had for quite a bargain. There is a reason they are such a bargain. Super cool area. Beautiful, windy, very little snow. The hunting leaves a lot to be desired in the Cody area, but can be OK if you draw one of the tough to get tags. People are friendly in Cody. Why not move to town? It is pretty limiting to be up that way. You are further from everything; groceries, work, church, hunting, fishing, Billings, etc. Yeah you have the shoshone for fishing, but it only fishes well for a short period and the hunting is rough up that way. Unless you like fork horns.

OP,

The wind is gonna blow, ALOT, largely because of the mtns. If it’s not real cold in the winter it’s often because the wind is 40+. In a windy state the S and N fork are known for being windy. If the realtor is telling you otherwise they are lying.

First I would ask about water. Are there wells in place out there? How deep? What’s the quality? Second what about power? Is it ran to the property line?

I would take a trip to Cody for at least a week to check everything out. But not during the summer. Get a taste of the winter before making your decision.

Also I would never recommend anyone moving during the winter and plan to stay in their camper. I know folks that have attempted to stay in their camper over winter and end up renting an apartment in town.

There are places in Wyoming where water is hard to find. I have neighbors near my Wyoming place that drilled a well.

Typically you’ll need a permit to do two things in Wyoming (at a minimum)
1- drill a well
2- install a septic

When my Cody's Country lot is purchased, we're going to plant our 30' travel trailer there for now, using it as a base, till I build the house. won't have electric off the bat but will run my generator as there's no shut off time regs, but good news, my realtor confirmed that I can install a quick and easy DIY septic system using plastic barrels.

You cant do that in Cody country. Better ask a realtor for a copy of the covenants or I can email them to you.

Im going to be doing a presale on a house on my lot in Cody Country. Looking to start building in the spring if your interested.

If you are looking for quite, privacy, solitude and great neighbors, Cody Country isn't it.

Your realtor is lying to you. Who is it? Wapiti is Ice cold in the winter negative temperaturesevery single year.. The wind is absolutely insane. Possibly the worst in NW Wyoming. Has she told you that there is no water where you are talking about? That you will have a cistern and have to have a trailer with a water tank that you haul to town and fill tour cistern 1000 gallons at a time? Has she told you how absolutely horrible your neighbors will be? Dumping roofing nails in the driveway of every new construction site, sabatoging heavy equipment, or how about the lunatic who shot at and had an armed stand off with the police 2 months ago?

I promise you. What you think you are getting into is not what you think you are getting into. Find something else in Wapiti or a different area all together.

That sub division was established in 1970. In the 20teens, you could still buy lots in CC for $6k-$8k. There are still 70 something undeveloped lots in there. You have to ask yourself why?

A few things I forgot. The 15 miles of road in the subdivision are private and unmaintained, if you want the road to be acceptable you will be paying to have it redone every few years. No one is coming to plow you out when the 6ft snow drifts block your road, AND you can't have a skid steer on your property unless it's in your garage. The covenants regulate, how many vehicles you are allowed, how many pets you can have, any landscaping has to be approved, cant have a fence, cant hang a towel outside to dry, yes that is in the covenants. The roads are not good. Think BLM rutted out roads.

I might seem like I'm coming off as a negative dick, but I'm telling you now, save your self the nightmare and look elsewhere.

I should be trying to talk you into the house I'm building and instead I'm telling you to run. Think about that.

Highly recommended to visit for a week during winter. The wind is no joke-to the point of blowing a camper over on its side.

Ask yourself a serious question-Are you ok with G-bears while you fish/hunt/hike?

grizzly presence should not be a deterrent even if i prefer to have a tag like we have in the yukon or alaska ... more chance to be struck by a lightning or a car than eaten by a grizzly.

There is no misunderstanding. Everything is wrote in my above post is 100% factual. There is only one Cody Country. You can not park a camper on your lot. Your not even allowed to store a camper on the lot.

The only saving grace would be that the subdivision was sold to a new developer about 2 years ago. He is way more sane a person than the original developer, but as I understand it the original Covenants stand and cannot be changed. You are welcome to send me a PM.
