Going to leave the East, hopefully, and head to Cody, the Wapiti Valley, road to Yellowstone. Looking at some property in a development called Cody's Country. Quite a few foreclosures and delinquent tax sale lots available. Haven't physically toured the development yet so, those who know the area, please chime in
 
Cody is a nice town. Good hunting & fishing nearby. It's a tourist town, and the eastern gateway to Yellowstone, so busy in the summer.
Housing is expensive. It gets windy, cold, and snowy, but not as bad as other parts of the state.
Visit in the winter. This would have been a good week with the high winds...
 
Wind in Cody this week has been rough. I was there yesterday for a clinic and it was whipping. I like Cody, but very busy in the summer with tourists.
 
When my Cody's Country lot is purchased, we're going to plant our 30' travel trailer there for now, using it as a base, till I build the house. won't have electric off the bat but will run my generator as there's no shut off time regs, but good news, my realtor confirmed that I can install a quick and easy DIY septic system using plastic barrels.

The price drop coincides with the HOA meeting where they voted in above ground honey buckets.
 
Highly recommended to visit for a week during winter. The wind is no joke-to the point of blowing a camper over on its side.

Ask yourself a serious question-Are you ok with G-bears while you fish/hunt/hike?

If a realtor says it's ok to grease the skids towards a commission check, it's always a good idea! You might follow up with a permitting agency (we're cowboy out here, but we still have rules)

Yeah, commission is probably only around $1000.00 on this transaction, developer may be squeezing him too.

Not much at stake for the realtor to put a lot of time into the transaction.
