Have an offer in on some land there and am going to head that way in the next week or so to check it out. It's one of the few places in WY I haven't spent much time yet.

If anyone lives there and would be interested in chatting that'd be appreciated. This is part of a somewhat long term plan for me but I'd be interested in getting recommendations and contacts for builders, well drillers, etc. to talk to and help better develop my next steps.

Shoot me a PM and I can send you my info.

Cheers!

I know that land prices have gone up astronomically the past few years as the millionaires in Jackson have been getting displaced by the billionaires. Lots of really nice, empty, homes sitting around in Star Valley. Ready for their two weeks a year of use. Winters are the real deal in Star Valley.

I live in Star Valley. Right now the building materials are way up because of covid but it hasn't really slowed down building projects in the area. I would talk to as many builders as you can about getting a bid and your timeline. Their schedules get filled up fast. I did tile work full time on a variety of work sites and 3 builders I would contact if I were you are Draney Construction, Star Valley Construction, and DRC, Inc. There are a lot of others, but that's a good start.

It's claustrophobic, more so in the winter.

Ruins a lot of families.

By claustrophobic, do you mean due to higher snowfall totals and having to go to one end or the other of the valley to get out?
More specifically, what do you mean by the 2nd part?

Also curious what you mean by those.

Thanks! I work construction currently and the material escalations are crazy. We're getting quotes valid for a week and some of our subs are getting quotes valid for 24 hours.

There is a lot of demand right now, but I'm curious to see how it goes as material continues to escalate and people/owners are priced out of the projects by commodity prices...

Think of it as being trapped on an Island with 8 months of winter . I lived in Jackson for 9 years and this is one of the reasons I left

What months would you refer to as winter? And is it the temperature or snow or possibility of snow?

I was out there late September early October and just a couple weeks ago as well. We ski a bit so there is that, but we are most likely going to end up somewhere from Moran to Jackson to Alpine or Alta.

I am just looking to learn more. We also considered Utah and Montana but looking at the big picture both have some big cons and are fallbacks at this point.

What are you used to temp and weather wise? Are you ok with it being cold and snowy from potentially October to April? How much do you ski? Do you do any other outdoor winter activities like snowmobiling or snowshoeing? I've had snow in my yard since late October this year, and I'll typically have some big patches of snow into late April. But trails in the hills will open up on south faces in mid April.

My wife starts getting pretty cagey and talking about Mexico this time of year but I love it. Only you can decide if it's for you.

I'm curious what the big cons of Montana and Utah are compared to Wyoming. Also, Jackson area gets a ton of snow, the resort got almost 500 inches this year. Granted that is the mountain but the lower areas still get over 100 inches a year.

You likely won't be finding anything from Moran to Jackson since it's virtually all Grand Teton National Park or unless you have multimillions to spend.

I'm coming from WI where Winter is November-February. Spring is March to May. Summer is June to August, and Fall is September and October.

I'm assuming in WY Winter is October to March. Spring is April to June. Summer is July/August, and Fall is September? (with the possibility that Winter starts a month early and ends a month late)?

I'm more curious about offering on the land before checking it out. Is the market that hot up there that you make offers unseen?

Yes, the market has been growing steadily since 2012 and has rapidly jumped in the past couple years.
