West va, tenn, Kentucky citizens

I'm in WV on the Ohio river, Mason County.
Pluses:
No tax on firearms or ammo
Const. carry
Taxes are coming down. Rebates on personal property tax - (vehicles) makes no sense, you get the money you paid for the tax back at tax time.

Lots of open land, hunting and fishing is pretty good. Might have a huntable elk herd in 20 years.

Negatives - jobs, everything is tied pretty much to coal. And that is dying off. With the obvious effect of people leaving the state.
 
Hahaha my property tax on one vehicle is about 1000 a year. I don’t get it. I paid taxes when I bought my truck, and the next person who buys it will pay sales tax, I gotta pay it every year.

Im not too worried about the job aspect. I just want someplace out of the city finally and looking like with va going sanctuary, removing min mandatory sentencing, stricter gun laws and possibly going after qualified immunity this place with be the next California or chicago
 
Our tax is a small percent that drops each year to a flat rate. I think its 10 years.
I pay a little a less than $400.00 for this tax year on a 2021 model.

And I agree, I paid tax when I bought it. But WV has no real money coming it.
Hell, I remember the "food tax", we were lucky and just ran over to Ohio for groceries.
 
Lewisburg and Gap Mills are nice areas north of Roanoke. Westward puts you into the Peterstown to Princeton areas. The arc of WV between those two regions has a lot of potential and the only reason those in-between spots would be more than 2 hours from Roanoke is because roads in the ridge-and-valley are not straight. But you may consider the Union area.
How soon are you looking to move? How much $$ do you want to spend on how many acres? Don’t answer those questions, I don’t want in your business, but there are properties for sale in that area if you want to start looking. A friend/client of mine in Monroe County is contemplating selling his hunting property sometime in the next couple of years and it is tempting me…..
