Tube frame/carport style garage/shop

I been getting ready to build a garage/shop.. 40x80x16 ish or in that general size idea. Got a couple quotes. I beam just the shell and concrete about 350k without any interior lighting, electrical, plumbing or anything, also got a quote on a stick frame on block foundation and that quote really floored me at 600k. I started researching some and found some companies, like grizzly steel structures and carport central and those size buildings I’m seeing 50-80k ish…. Again not finished and no concrete at that number.

So my question is, will a tubular galvanized frame building like that hold up?? I was thinking of spray foaming or insulating it and putting some kind of heat and ac in because I’m going to put a batting cage, half volleyball net and some space for the kids to do their chosen sports/ weight gym area and maybe a kick out man cave area for the mounts and a bar/ place to hang out……but when they are grown and moved out I’d like to have it for boat storage and tractors. Just stuff I have around the house. Anybody have any experience with this type of thing?? Any input I would love to hear.

It will have 6" concrete floors, insulated panels behind the siding steel, 26ga steel on the roof and sides (vs 29ga), 8x8 posts with rot protectors (vs 6x6), insulation and vapor barrier in the ceiling, scissors trusses, (2) 12x14 insulated doors, (1) 10x12 insulated door and (2) 36" man doors and 8 windows. All 3 OH doors will have openers. Pioneer Pole Buildings will be the installer. Your quotes appear to be quite high.

I looked at the steel buildings like the agricultural type.....you don't get much for that 80K. Not for me.

Good info. I actually left that part out. I do have a pole barn quote. 120k without any concrete, but does include the building, insulation, and liner panel on all interior. So I’m thinking concrete formed poured and finished will be 30-40k..
 
5in concrete in our area for a building will average about $6sqft. Your original quotes seem pretty high!
 
I’ve been dancing with the idea of building a shop. Starting doing a take off sheet and decided that I’d rather just wait. I’m 10 hours from where I want to live long term and would rather put the cash into my next home/build. Other than concrete, I’d be doing the bulk of the work by myself.

350k-600k is steep. I’d be hunting for more quotes, shopping for material packages, and possibly moving the goal posts for the type of finished building I want.

Are you trying to hire one outfit to do the work or would you want to act as your own general contractor?
 
I have pretty much set my mind up to do a tube style garage. If I go more narrow and longer it’s gonna save money. Which will be fine for what I’m using it for. 36x100 i got quote today for 59k for building installed. 17 foot leg height, Ladder legs, 12 gauge tubing, 26 gauge metal, 8 windows and 3 man doors… (no garage doors in this price). Then another 27k for spray foam. I’m thinking I’ll have 25k in concrete. So that puts me about 110-115k for 3600 sq ft.

My concern is will this type of structure stand for years to come, be solid and not fall apart…………

I would enlist a structural engineer to review or create plans for this to aleviate your concerns. I would be very leary of "pre-engineered building" packages due to the high variability of local loading conditions (wind, earthquake, snow, etc...).
 
just to verify, and i might be totally off, are you talking about this style building? if so, i dont have personal experience with one but my local archery range has their 30 yard range inside one of them. it's obviously insulated and climate controlled year round, and its surely been there at least 25 years or more. sucks you lose some vertical space with the sloped walls, but the cost savings helps!

No where near that size, just bought a 24' x 26' with 10' walls. 2 -8x8 garage doors 2 windows and a 36" man door installed on my slab $12,000 and change. Outfit is out of Texas.
 
I would look into Red Iron, I haven't done much research into this company but their prices look better than others. Here is a 40x80x16 from their basic inventory.
 
I’ve come up with a red iron building cost of about 75k. Crew to put it up about 35k. Foundation will be quite a bit more complex as well. I think obviously I would rather have a red iron building but by the time it all shook out I think it would be 100k more give or take.

I used to build them in the early 2000s. In my opinion they make a good carport or barn but I wouldn't spend my money to insulate or try to heat and cool.

If you're determined to go this route make sure your getting bent tubing vs crimped, your wall panels and roof run vertically, closure strip everywhere and quality steel panels.

Those guys aren’t manufacturing the building, and that pricing scheme is a bit sketchy.

The buildings come with engineering, from the manufacture.
These are referred to as Pre Engineered Metal Buildings, and almost all standard sizes are a complexity level 1-3 when ch are already designed, loads and calculations complete.

In NC we may provide an engineered foundation, which is pretty expensive, involving spread footings and a turn down edge.

For a PEMB you are far better, buying a complete package from a contractor or an erector.
If you buy through these small brokers, you will pay up front, and have little recourse when missing parts don’t show up. We are dealers, and have sold more than a few buildings each year for 2 decades or more.

We get missing components on every project, and do extensive shop drawing review in house. Without that support, you will rarely ever spend just what the quote is.

Also, that made in the USA advertising, is questionable, as most of the large manufacturers, can not sign a BABA agreement we currently see proving their products are actually USA made.

FYI, there are about 6 companies (Owners) manufacturing these, with multiple smaller companies owned by them.

Try to find a building who doesn’t charge for engineering, and then you have a direct connection to the manufacturer.
You will have to pay for those drawings, before the building is manufactured anyway, so you may as well have that in the price up front, not with added mark up after you have signed an agreement.

Insulation is bought separately, but installed as part of the erection process.
These buildings must be insulated in my area or they will stay wet inside from condensation.

Warning signs
If you have to pay to have a PO
Engineering is added cost
Framed openings cost extra
Lead times are unknown or change
Pricing changes more often than 45 days ( outside of pending tariffs)
If your pricing doesn’t come with a full component report, including a 3d line drawing showing openings and frame placement.

All the ones I checked out have generic plans, no go most counties. Usual charge is 2-3 grand for complete plans and all engineering specs for your area. Took me 3 weeks to get them with stamps. Don't forget the delivery fee either. Diesel is very expensive these days.
