...I have a short term rental on Lake superior that I do a lot better on and may sell a few of my long term ones and pivot more of my portfolio into this. If they don't leave after their stay I can have them arrested for trespassing, not beg Uncle Sam to let me take possession of my own property.

This moratorium has been killing the smaller landlords, its a crime they have had no voice or representation in all of this.

This is what our family is considering....investing in the short term rentals like vacation cabins, beach condos, etc. We do have concerns that if there is an economic downturn there could be a significant drop off in demand, but at least we wouldn't be stuck with a bunch of 18mo squatters.

Sticking with A type rentals might be the better play, or a mix of them and the short term types. Who knows, but its beyond obvious this moratorium should have never happened the way it did.

They decided do ABNB, instead of 14-15000, that did almost 30k in 9 months. They are fully booked for this year, should clear 40-45k, so about 3x a long term rental.

As long as it’s in a touristy travel area, should do excellent.

They do have an issue now and then. They had a doctor rent it for a week, he complained after leaving that he wanted a full refund as his kid had 2 bug bites on the back of his neck, he was convinced it was a bed bug. They had a pest control guy come in, told him to dig everywhere. No bed bugs. My guess is city folk never been out of town, mosquito or biting fly. It’s Montana, not concrete jungle. Said no to the refund, but now probably get a crappy rating on the review part of the site.

Does anyone know why EPD is down about 15% over the last month or so? I cannot find any negative news to explain it.

I had a guy call me and said a big scary dog had “locked” them in the house. Expecting a Rott or something I started calling neighbors. He sent me a picture…of a 9 month old golden retriever puppy. I tried explaining they’re known for their pleasant demeanor, I have one; yadda yadda. Eventually the owner comes and grabs her.

Next morning he calls and tells me we have bed bugs. I tell him to take a picture of either the bugs or the bites and I’ll send an exterminator. He sends me a picture of a tick. I didn’t bother with the review hoping he wouldn’t review mine and it worked.

But the next weekend my group left the place better than they left it and there was an extra 100 bucks in cash for my cleaners. It goes all over on the spectrum.

We spray the rugs, couch, and bed skirt with permethrin every 4-6 months as a bed bug preventative.

I have mattress covers on everything and sheets get washed betwen every guest. He thought the tick was a bed bug...We had one person try and get a free stay and said they had bed bugs. I told them I'm sending an exterminator within the next couple hours, but if he gets there and there are no bed bugs you will be charged his fee. The bed bugs magically disappear.

I've heard some horror stories with AirBnB, they generally stand behind guests more than hosts. VRBO is better about hearing the hosts side and moving crap reviews. I get about 60% of my bookings via AirBnB, 30% or so are VRBO and the rest are off-market via word of mouth or returning guests. Automation is key, I spend less than 10 minutes a week managing mine, everything from pricing to messaging is automatic.

Did I mention here how I got slaughtered for a being a greedy pig on that spy dip a few weeks ago? Yeah, lost 90% lol ... feel like i better mention again.... not my retirement

Thanks for the candor, jh. It's not easy timing anything these days. Personally I've lost out on a ton of unrealized gains trying to be patient, not necessarily greedy. In the end some, likely most, of those opportunities will never again happen.

I'm hoping that I don't regret not selling CDEV when it was over $7.00. When I bought last spring I would have been ecstatic for it to be around $5.00 but have gotten greedy as well.

Finally bailed out of GTE for now.

Bright spot lately in the portfolio is CGXEF. I've been drinking Shedrill's coolaide.

Pretty nervous about this Delta and whatever the next 5 variants will be tanking O&G again. Mask mandates going into effect starting tomorrow around here...... but don't get me started on that.

Forgot I had a stop loss set on CDEV and it hit that last week. So I am out of CDEV but made a decent return. Debating on buying some more but havent decided yet. I am a 0% expert but O&G seems to be uncertain for the next little bit.

In it to win it with BORR at this point. Who knows what to do with that one.

Not sure if it was the correct move, but sold my positions of MRO and GTE. I’m quite worried about future lockdowns and restrictions in the US. Israel is showing us that the vaccine does not work and therefore, our administration will panic and to lock us down again as US cases rise.

So, as it sits, I’m sitting on about 30% cash. I’ll continue to hold my index funds and consider investing heavy in tech.

Im a novice, but this sure seems like covid 2.0 setting up again.

I agree and am liquidating my energy stocks. Strongly considering selling all stocks even tech. I think the market is still upbeat because of good earnings last quarter and delayed covid news. Once schools resume then close because of covid I suspect lockdown 2.0 and a market correction.

If I'm wrong at least I banked the current gains and will reenter later.

Bitcoin black? Not sure I’ve heard of it. Are you talking about BlackCoin?

It's a startup coin in development, not on the market yet. Apparently some was sold as a pre-issue by the developers and once it gains enough folks it's to "go public". Not sure how it all works just curious if anyone follows it in these early stages.
