I bought it for 6 and sold over 9 and hate myself for it

Bought at 11 and sold at 25. Certainly regretting it.

My brother and I are both in this one. Healthcare Real Estate company that is struggling due to one of their biggest clients going bankrupt. They have been working through that. If they get it all figured out and build back to what they once were, you will be earning you investment back each year in dividends.

Risky but could pay off nicely.

"Struggling" is being generous IMHO.

Go to Vegas with your MPW money, it's not as risky and IF you win, you'll do it in hours instead of years.

OTOH, if MPW does suit your fancy, wait a bit as it'll drop below $3, and maybe even $2, in the coming months as they work to clean up this hawt mess of a company.
