So I’ve got this ranch…

MLDP tags. What kind of light pollution? I see the wind gens in the background. Any crops or food plots?
No row crops. I have one piece I use as a food plot, though you could put one almost anywhere.

The light pollution is an unknown at this point. They have completed most, if not all of the substation, and there are some bright lights associated with that, but several years ago a substation was put in at the same location, and once it was up and running, they turned off all the bright lights. What Iren will do with their facility, as far as lighting goes, is still unknown to me.

The wife and I have a small West Texas ranch and we are deciding whether or not to sell it and relocate for our retirement. The potential issue with selling is that Iren Energy is putting in a data center about 1 mile west of us. Would like to know what you folks think. Would the data center deter you from buying a place like this?

I bet the biggest deterrent would be the hogs. I’ll be down around Canyon,TX this fall and would gladly help you take care of them. Just so you could sell it quicker obviously!!!
 
Im pretty ignorant to a lot of tech, but also a lot of what bothers others, wouldn't bother me.

Solar fields don't much concern me, I think they make good neighbors, better than a subdivision with all the people.

A data center doesn't exactly bother me, but I'm starting to be concerned about the water consumption. I live in the driest area east of the Mississippi, and we are noticing changes, and I think its only going to get worse. Poultry is big in the area, so is dairy. Single poultry house can go through 4500-5k gallons a day pretty easily. A dozen houses within a mile of me, and hard to tell if their wells tap into my water or not. But in Texas, I'd be concerned of the effects from water usage with Data center.

Water can dry up, and lots of finger pointing, but hard to exactly isolate.
 
It can have negative impacts for sure. Water usage is pretty scary in a drier county like you are in . And then where are they planning on putting the used cooling water ? Supposed to be contaminated when they are done with it. Plus you can expect more high voltage power lines in the future. PM me if you want to visit
 
I wouldn't be excited about the data center, but it wouldn't stop me. Everything else being equal between yours and someone without a data center, I would pick the other or offer you less.

But... your property could be EXACTLY what someone is looking for, and there might not be another like it in that area.
 
Just my WAG but I would think property values will rise some with more people in the area. Despite what people say there will be an increase of people working and maintaining in the area. Me personally I wouldn't want to be right next door to it but a mile away wouldn't even consider it.

Not gonna lie I'm shocked about how many people are still on the fence about this. But then again, lot of people were all about Dupont's Teflon facility in WV... until they and their animals started dying of cancer.

If anyone hasn't yet, do some research on the health effects of data centers, and remember- all the concerns you'll read about are things people have noticed in the tiny amount of time these things have been up. Imagine what the research will show five years from now.

Not to sound harsh, but I literally wouldn't live within a mile of a data center if the place was free.
 
I was just at a data center near Austin and aside from the construction lights, any light pollution would be of no concern to me personally, especially a mile away. Yea the substations might be an eye sore for some..but the data center itself is actually a good looking (windowless) building.

They are building next to high voltage lines, so won’t have to put any in.

The sad reality is, whoever buys your property won’t be buying it for the same thing you are using it for. I would stay put for a couple more years. Let the data center get up and running.

When you get ready to sell, contact an industrial/commercial broker.
 
If you are really wanting to sell, you might want to ditch the pic of the spider. Everybody in my house, except me, would freak out. Just a suggestion from a retired Realtor {;o)>
I think Tarantulas are way cool. Where I’m at, they are not very common, they are not poisonous, and not aggressive at all, just very cool. Rattlesnakes, on the other hand, I kill with extreme prejudice. The non-poisonous snakes get a pass.
