I think I would stay in my home state be looking in Southwest Colorado if I had a big bank roll. I agree with Oregonsteeler that it would all go towards land and not a house. Montana and Wyoming are great as well, but I'm a chicken shit when it comes to grizzly bears. Ha!

I'd end up with some land, but not sure it would qualify as an elk ranch. Maybe a block of private that gave me access to a chunk of land locked "public" with elk. Or maybe I'd just buy land with rooster pheasants and deer and be happy with the elk hunting that I do now.

You've also got to pay taxes on the land so can't dump all of your cash into it unless it can produce a profit somehow.

You can buy quite a few land owner’s tags for that amount of money.

If you want your own hunting property then I’d spend the money on a cattle ranch in prime elk territory. I would also buy BLM leases close by. There are about a half dozen western states to choose from. A million doesn’t buy much for a home these days but if you have a small family you good probably find something nice.

For western hunting, I'd buy a badass $1 million dollar house on a small parcel and buy an airplane, access, and hunts with the rest.

$5 mil doesn't buy what it used to..
This is my thoughts too. I like the variety of going and doing what I want.

I would probably buy land to go with my house that would be good winter range for deer and elk so that I could get some meat pretty easy when they migrate down.

Secondarily, I would choose land ideal for turkey's and get a good population of them started. I enjoy turkey hunting and taking kids that have never been. I've even taken some older adult onset hunters to get them started.

Something near Meeker Colorado, tons of elk
On most of those private ranches.
There are lots of them I like there, but dont
Know if the 5 mil. is enough to buy one.

Pay off mortgage then modest renovation of house and shop. Leaves me with about $4.5m. Invest $3.5m in 5% yield state muni's, receive $175k per year fed/state tax free. Use the money to hunt what I want where I want. Leftover $1m is for a few cars to fill up my shop.

I'm in for a smaller chunk of land with a nice house. The rest goes into some good investments and I'd buy a few commissioners tags off the interest each year.

Although I've got my eye on a chunk of property that's for sale in a great elk and deer area I know.
