Cost estimate for Existing Metal Building

I agree with both.
$60k seems like a very low guess or resulting in very poor work.
I just did a 40x64x14 10’ apron across the front and a 16x32 lean to with concrete with a 6” slab. 38k for the building and 24k for the concrete with insulation under it.

If you’ll have anything heavy like a tractor/equipment, a car lift, or any other dense heavy item, might want to look into 6”. At least for certain areas.

I’d say depending on several factors I’d assume $100/SF ball park and be happy if it comes out lower if you’re having it contracted. If it’s possible, buy a kit and have a slab poured and rent a 10k telehandler and see if a few buddies or family will help put it up. I don’t believe you need any permits/inspections since it’s not a residence? You might need them depending on where you live and what their requirements for the MEP scope.
 
3 years ago my in-laws built a 36’ x 50’ metal building on concrete slab with wood framing, 3 manual roll-up doors, 1 man door, lights & receptacles, no windows, no insulation for about $65k. The split was $15k for concrete and $50k for everything else. This was in central Missouri.
 
Brother had a 40x30 built with 6” slab, one roll up door, one man door. No wiring for 48k last year in the midwest.
I just got quotes for a barndo in the midwest 800 sqft living and 800 garage with plumbing,wiring, hvac, kitchen, industrial level cabinets, two bedrooms, one bath were all around 300k, told them all that was nuts.
My thoughts are that for a 40x40 bare building on a slab I should be around 60-75. See ads from Mo and IL for 40x30s erected bare without concrete for 25k which is in line with what my brother paid.
 
Contractor for the shell and the concrete.
I’d say that’s a great deal.

And my comment about poor work wasn’t directed at you or your contractor of choice.
Just a general observation that if someone is half the cost as everyone else, it’s usually suspect.
