Where to move general questions? Trying to narrow it down.

I have been trying to find a city/state that has a somewhat weird requirement. I’m looking for a place to move and call home that I can buy about 10-15 acres, is somewhat close (30-1h max) from a fairly large city but it also close to a large body of water for boating/fishing. I’m a life long hunter and fisherman so ideally I’d be able to hunt on my property without causing problems. I do have kids so the school system would need to be fairly good. My wife is more into city stuff but not constantly. Just whenever she wants to go out maybe once a month or so. I’m also open to the idea of what state or areas I could also buy a house with similar requirements but also has a decent amount of public land I can hunt that’s not crazy overly pressured. I’m

Mid south - KY, TN, AR might be states to start.

I’ve been looking into the outskirts of Nashville but it’s super expensive.. I knew it wouldn’t be cheap but its a lot.

I’ll look into AR and KY though. Didn’t really think about AR to be honest
