I was home this weekend for a family get together. My uncle and brother are real estate agents and my aunt is the COO of a mortgage company. They all said they have seen an increase in clients not getting approved for mortgages in the last 4-6 months. Many of them are due to excessive amounts of debt, specifically credit card debt.
Mortgage guy here- certainly correct, MBS Interest rates shooting up faster than ever in the past 15ish years isnt helping folks get approved either

Housing market correction will be the tale of two stories. Average person gets in over their head with consumer debt like @CorbLand referred to above, campers, boats, sxs, CC, sooner or later they can't make their mortgage payment.
Once the above happens then this will only add fuel to the fire, and that'll be people defaulting on their investment airbnb/vrbo house.
I know of 7 homes that friends and relatives have bought in the last 6 months just to rent them on airbnb, everyone of them is leveraged against their primary residence. As soon as the average American can't afford to go rent an airbnb, many weekly rental home owners won't be able to pay their rental mortgage.
It'll have to get ugly for the second one to happen, but seems very possible from what see.

Yea, the highest housing prices we have ever seen coupled with the highest interest rates we have seen in ~10 years are not helping the situation one bit.

We have this family get together every year around the same time. All three have changed their tune from this time last year. They were all extremely bullish last year and have all taken a way more conservative, almost bearish stance this year. My aunt said that pricing will remain high for the next little bit simply because supply is low in the West but mortgage applications have dropped and more are getting denied. She doesn't see an 08 style of crash but she also did say that it doesnt have to the mortgage industry that causes it...

I’m in the process of moving to AK and have been looking for a home. I’ve noticed homes sitting on the market longer mostly in the $600k+ price range. As soon as they drop below that they are being snatched up quick.

I’m in a place I’ve never been before. We did well on our house when we sold, now I either buy and pay ATH for a house, or rent for a year and hope the prices come down. I’ve seen prices in the areas I’m looking drop a little some have dropped $70-100k, but are almost instantly pending afterwards.

I was pretty done trading CDEV having made really good amounts of money. I got off the bus when it hit $9. I just couldn't help myself this morning when it hit $7.60. I am back on the bus.

Flexa just opened up staking for a pile of options today. Seeing the price of AMP starting to move and the staking options rising up quick. Some started off over 1000% but quickly settled down into the 10-14%. I expect them to slowly work their way back down to 5-10% but it’s easy money if you own any AMP.

Flexa essentially just opened up the door to use crypto as a payment platform and it is the heart of it. Not financial advice and it will take a while for crypto to be what credit is now but look at it as the first year visa opened stock options… could be big.

The EU is in talks for phased in ban on Russian oil.


The Shanghai ports are backed up worse than the LA ports were last year. Companies waiting on Chinese components are gonna get hosed.

Thinking about selling out of F for now. It's significantly off the high, but I think may get worse before it gets better.

I ordered a truck 20 weeks ago. Still waiting on microchips to finish the build. Order an Explorer for my wife 11 weeks ago, not even on the production schedule yet. Hybrid motors on backorder.

The ARKK I bought 2 mos ago is doing great :)

I’m in for the long haul but I hope it doesn’t get delisted for crying out loud.
