Is there a great waterproofing product for stretch fabrics?

Has anyone discovered a product that waterproofs a porous (stretchy), non-DWR synthetic material that lasts, doesn't stain or damage the material and has a reputation of working as promised? I was reading the customer reviews of these products:
and some of them were really not good...complete with videos showing how poorly the product performed.

I've tried the Nikwax and Granger product listed in that link. Its success really depends on the weave of the fabric that I sprayed it on. The tighter and finer the weave, the better the success. Nothing that I tested was super stretchy.

The best that I have found is homemade silicon waterproofing, but it may discolor the item. Brush it on or put in a spray bottle, spray and brush it out.

1 quart Mineral Spirits mixed with ½ of a 2.8oz tube 100% Clear Silicone Caulking

It works better than the silicon sprays like Atsko because you can actually wet out the item you are applying it to. It did wonders on my MR pack.

Let it dry and leave it in the garage, or outside to air out for a week.

Been meaning to try some variation of that, thanks for reminding me. How much darker did it make your pack? Not that it really matters i guess.

My pack is the coyote brown color and it didn't discolor it after it dried. It did darken the grey lid for the pack about a shade. Same fabric, slightly different results. The lid darkened uniformly, and you wouldn't know it was treated. YMMV.
