Ideas: empty floor space in a business

Well, I am aware but people and companies are looking for a more hybrid solution. Not everyone likes to just stay in the basement….

Thanks all......couple things: due to my faith, no gambling or alcohol, so rules that out. the demographic of the area would rule out storage buildings/boat storage.......

Coffee- maybe so......

ilve been working from home since well before the covid crap, starting in 2017. Frankly, I’m sick of my house. When I go outside it’s a like a spring bear coming out of hibernation - eyes blinking at the sun and whatnot.

I have thought of doing what the OP is doing, but build myself a small office so I can leave it all behind at 3:30 when my day ends. And I hate the fact I’ve given up half my small library for work.

could be worse, but home-fatigue is a real thing and I feel it all the time.

If you are from the place your name implies, then a coworking space isnt a bad idea. Think coffee shop but with small private office spaces to rent, small kitchen, social work space, and a conference room.

My friend runs one here in Sacramento called Outlet Coworking. The younger generation, bozeman type millennials, love this kind of stuff. His is set up in a warehouse type setting, has the industrial/modern look. Gives them a place to work/socialize, and the social media generation needs that aspect to be successful.

Id put money on something like this in a college town.

I like this alot. Do the coffee shop and have a few small offices and make the conference room big enough and elegant enough to rent it as Event space. Birthdays, baptisms, Bozeman Hipster BHA meetings (joking) ect. ect. ect.

The feeling of being cooped up in a neighborhood with houses built on top of one another drove me nuts.

funny you mention chores… I bought a hand thatcher for the lawn.

My wife said, “you know we can pay someone to do it or rent a machine then you wouldn’t have to be out there working for hours.”

I said, “that’s the whole point of buying the hand thatcher.”

yes, lack of daily physical activity, especially at 49, is not progress in my book.

if you live near Boise, let me know. Maybe I’ll come give you a hand with those chores…

To answer the OPs question. Coffee shop. Coffee is cheap. Everyone is addicted to ot and it's $2.50 for a large cup of mostly water.

All major food suppliers have great lines of baked goods that come on frozen available. You wouldn't have to re zone as a restaurant as long as you don't have a griddle, fryer or gas oven.

A glorified electric commercial toaster oven and coffee makers and a commercial refrigerator and freezer and you could have a great business.

The problem with this is it takes quite a few good, loyal employees to run day in and day out.

In 2021 people like that aren't exactly knocking down the doors of businesses.

I'd be very cautious about putting too many of my resources into a business that relies on other people to consistently show up for it to run successfully. Unless it's something you are passionate about and don't mind spending a lot of time there yourself.

OP seems to be looking for something kinda 'hands off'.

I have a family member who has a 'self serve' dog wash and has successfully run it with herself and one other employee for over 20 years. If you are in decently populated area I'd take a look at that idea, believe it or not dog washing is a massively underserved industry in a lot of areas and can be super profitable.

Arcade - mom goes to do laundry and can take the kids along. Essentially maintenance free. I would also have food, drink, and coffee vending machines. Almost zero labor.

I think some guys missed the whole mostly run itself portion. How about more adult style stimulator games. Like those golf stimulators and/or them archery stimulators I've seen Rogan have in his studio. Seem like that would be pretty hands off. Maybe requiring one employee at all times at a front desk just to be there and maybe sell snacks. Then have all booking online. Don't know what the upfront would be and how long it would take to turn profit, just trying to maybe give ya a few more ideas. And the hours of it could be great or horrible depending on how you look at it. Basically all business would be in the evenings and weekends.

I have a 4000' space in a building I own (with partners) and we were going to rent it out for office space (open warehouse now). Advertised it and a very wealthy guy called and wanted to store his cars there. So that's what we did, rented it to him at office space rate, then when he left after seven years, another guy wanted to do the same thing. Maybe there are more guys out there with very expensive cars looking for secure garage space?

How exactly is it bad to ask for ideas and opinions from a diverse group of people from all walks of life and different locations?

Do you really think OP would just take some stranger from a forums opinion and start dumping money into it without doing any due diligence?

I actually think it's hilarious that you don't think it's a good idea.

I would lease it out to a business that needs to store merchandise for shipping. Could be a lot of different companies. Shop around with an agent or buying groups for various trades.

We have a 40,000 Sq ft warehouse and we rent out half of it for our mortgage.

It also leads to less irons in the fire.
