Ideas: empty floor space in a business

Have a commercial building (5,500 sq ft) with Approx 2500 sq ft is a laundromat, have approx 3000 sq ft open, separated by a wall….ideas for a business that will run itself with minimum interaction like the laundromat? Yes, I could rent/lease out to another business for cash flow, but looking for some other ideas out there. Thanks!

Not necessarily a business that runs itself like a laundromat, and I don’t know the area of this building, but you might see if Amazon needs a place to drop packages for the area, where the drivers show up just to load their vans. I see them unloading packages on the side of the road into delivery vans all the time. This would provide a secure area and well I don’t think Amazon is going to be slowing down anytime soon nor will they miss a payment. Just an idea not even sure it’s a thing.

Yeah, I second something like a salon, that's how those businesses run. The individual stylists rent the chairs from the salon as well as the salon takes a percentage off the top.

Basically you build out the salon with the eauipment and then depending on the number of chairs you get 20-40 or so renters.

The other option is a gym, yoga or some other fitness studio where once again instructors rent their class time.

Is gambling legal? Slot machines and those types of things seem to always be connected to laundry and liquor stores.

I'd like to know where to find a salon with 20 folks cutting hair. I need a haircut. :) The local salons here, great clips and cost cutters have 8 chairs but never more than 2 folks cutting hair. At least not in the last year. Wait times are over an hour all day.

That's what I was thinking. There are 10 barber shops on my town. Every single one of them is open Monday through Friday from 8a-5p. They all close between 12-1 for lunch.

It's almost like they are doing everything they can to NOT give people haircuts. Only open while literally all your customers are at work? Check. Closing the only time people have an hour break from work? Check. Closed on the weekends when everyone is off from work? Check.

I haven't had a haircut in 5 months. Send help.

To answer the OPs question. Coffee shop. Coffee is cheap. Everyone is addicted to ot and it's $2.50 for a large cup of mostly water.

All major food suppliers have great lines of baked goods that come on frozen available. You wouldn't have to re zone as a restaurant as long as you don't have a griddle, fryer or gas oven.

A glorified electric commercial toaster oven and coffee makers and a commercial refrigerator and freezer and you could have a great business.
