I am trying to do a cost comparison between a stick built on-site vs. a modular or panelized home (i.e. Wasusau or stratford or the like) without having to go through a design pick process. I understand the cost difference associated with location, trim level, accessories, etc. so no need to go into detail about that.
has anyone done a like for like cost comparison to see where any type of prefab is more or less expensive? Any surprises out there?
It seems there would be an upcharge for convenience and build speed, but how much? I have gotten some "move in ready" estimates for $250,000 for about 1,500' two bed two bath ranch

It really depends on where you are located in the country for building cost. Western Washington you can have a contractor build you a house for right around 240 per sq ft. If you do the legwork yourself you can get it down around 200. Once you are good at it you can get it down to 180ish. That is going to be for standard building materials. If you want anything custom price goes up from there.

understand the variables, what I was hoping for is someone that had a quote for quote comparison.

thats the kind of comparison I am looking for. anyone else have a similar observation?

All I can tell you is don't build a house in Southern California. 300-500

Check your local ccr's and codes. My cousin wanted a modular, the county told him not allowed. Had to be site built. Just food for thought.

That is about as much of a price comparison as I can give you with the amount of info provided. Location plays a huge factor. A 150k house in eastern Montana might cost 650k in cali or Washington. “Modular” houses also have a giant swing in prices depending on where and who builds them. A standard modular might cost you 250k, but I have seen tricked out ones go for over a mil. Realistically if you are going like for like trim packages you will be around 10-20% less for a modular vs a stick build.
