Finding and Contacting Landowners

What are some techniques for finding and contacting non-resident landowners? I have OnX. Aside from writing a letter to the listed tax address, are there any other methods? Is there any way to track down a phone number?

For example, there is a piece of property up the road from me. I'm assuming it's owned by snowbirds. It has a small house, but I've never seen anyone there. The tax address is Florida, and I'm in Indiana. Any suggestions for reaching out to the landowners beside sending a letter?

I have found numbers by googling their name if it is listed on Onx and not a trust or something.

Run the name in linkedin too. Pops up there if its a business person with investment property etc.

County record search online, super cheap and will give you all available details on the property. If in some sort of a trust that can make it much harder, but if it is in a person's name on OnX you can get your hands on their details quickly. From there just a little cold calling, or you can skip all that and rock up to their front door.

If the owner is listed as an LLC, search for a registered agent of that LLC. Another data point that can lead to a “real person” on the other end of the line.

I regularly use onX and Google to find landownership and phone numbers. Just this past season I got permission to hunt 2 private pieces where elk were cutting through to escape hunting pressure from further down the mountain. I will normally stop by, call, or text and don't bother with sending written letters. If I get access I normally solidify the relationship for future years with a case of beer, home made bread, or chili. Or volunteer to help out with fencing work or cutting wood. I find if you're away from large population centers, landowners tend to be more willing to give permission to hunt if you approach them respectfully.
