I'm a land surveyor with a degree in Construction Engineering, and for 22 years I worked with civil engineers. Most of the regular ones were decent to work with, but the weasely, back stabbing, unaccomplished, arrogant ones who moved into management finally drove me into self employment.
When I was on a USFS trail crew I built a plywood bar sheath and strapped it and a bag for all the extras to an old GI pack board. I also cut some padded shoulder straps from an old pack and taped them to the ones on the backboard. No hip belt, but who needs one when you're 20 and invincible...
Similar to MTWarden's experience, I can testify that spraying 22 and 9mm (outside, of course) in the beam of a flashlight is ineffective. The only casualty was a pack frame which took a 9mm round.

Mammoth Crossing trailhead just east of town leads to some relatively easy trails. Nothing spectacular, although the view from the upper end is good. Trails are well maintained. If nothing else, they can help burn some kid energy. They appear to be popular with mountain bikers.
Another vote for the Cabelas AG. Our 6 man hasnt seen conditions as bad as some, but it's been rock solid, including in some gnarly prairie thunderstorms and a foot of early season snow. No problem with bottom leakage on its own plus we but a tarp under it for additional protection.

OnX and Gaia are only as accurate the county GIS. I've seen variations from a couple feet to over 400 feet between GIS and my surveyed locations. That corner may not really extend into the RW at all, or it might extend further.
I would also want to know whether the RW is an easement or fee...

And have a civil engineer evaluate the grading situation. I've seen many problems caused by contractors who thought they don't need no stupid engineer, then proceeded to inadequately grade a site to drain water away from the house. Broken foundations, slumping, water infiltration...

I built a stick bow and used some cedar shafts, no fletching, for my 2 YO. When he saw me punch holes in a cardboard antelope, he was all in. He spent an afternoon practicing and got pretty consistent. Good times.
My wife and I are so glad we escaped that place. Our only regret is selling our house in 2020 for 2.5x what we paid instead of holding out a couple more years for 4x.
We still stop by for Pickle Barrel sandwiches, though!
