I have a couple hundred acres of land in Colorado. It has pretty good elk and deer populations on it. I'm considering leasing the land to several individuals, or an outfitter. Is there anyone on here that has any experience with this type of thing that could fill me in on if it is worth it/ is it difficult to manage/how it all works. I appreciate any advice.

Thanks,
Travis

You could contact a company like base camp leasing and they can handle it for you. I'm not certain how it all works but I think they have reps in your area that take pictures and such, list the land for lease with what you're willing to allow and then take a cut of the lease and give you a check.

Like what was mentioned above I would probably lean towards going through a company that does it. Here in NE people will usually go with a lease network that takes care of finding someone to lease the land. Due to legality now and how sue happy people are obviously make sure you cover your a$$. (reason why I would possibly have a different entity do it for you)

CO laws might be different though too. Someone will hopefully be able to give you solid advise and who are from/in CO.

Good luck..

I would recommend staying away from the leasing companies, because they will take a cut of the profits. It would be better to find a trustworthy individual(s) to contract with. Covering your rear end, from a legal perspective is easy...have the Lessee sign a release of liability, and pay a few bucks for an insurance policy on top of that.

I have a lease in KS and the insurance is only $60/year.

I think if you spent a little time surfing the net you could figure your properties lease value.
I agree with Sarge about leasing companies.
I would check out real estate sites that target rural property. They will have a ranch/property for sale with X amount of leased property income included.
I could hook you up with a real estate agency that may be able to help you.
