Good place to invest in recreational property

Its because politics in CO are closely following CA. And I'm from CA. Its a shit show for sure.

I love love love CO. But I've watched over the last 20 years, CA stuff slowly infiltrates CO. Every week laws and proposals come about that my wife and I just shake our head at.

Well CA is infiltrating Austin and the surrounding areas, so CO is no different in that regard I guess.

Usually people look at investment properties as that, but we all have our views, I bought my retirement land in CO last year and I’m 30 years from retirement, who knows may just sell it as the value grows.

I have no idea how a person is able to buy land 30 years from retirement. That's a paradigm I've never been part of. Honestly, I thought I'd be dead before I was ever in a position to buy land. Especially after the 2000's when it went berserk.

Depends on where you live but I would want it fairly close to home. Otherwise you are buying recreational land for trespassers to enjoy.

Agree. And 100k doesn’t go very far. I went in with two good friends, each 150k 1 hour from home. We use it almost every weekend as it has riverfront, farm field and timber.

Oh there’s plenty of nice places in the west for $100k or less, even up to 70+ acres in prime elk and deer hunting, just have to look.

What good is that if you can't get a tag in that unit? I am guessing my definition of "prime" and yours are different. (But please post up a link to a listing, since there are plenty)

In Colorado, to qualify for the LPP, you must be the deeded owner of 160 contiguous acres used by significant numbers of the species you are applying for, for a substantial part of the year, or in significant numbers for a shorter time during the year.

In Montana you must own 160 acres for deer, and 640 acres for elk.

Etc....

The OP didnt say anything about getting tags in the same unit or access to landowner tags/draws. $100k isnt going to get enough land to worry about either of those things.

Not wondering why, but rather how. When I was 30 years from retirement, with a college education and no college debt mind you, I didn't have 20 bucks in my wallet. You're a lucky person.

This is a strong consideration for me as well. I have 3 good fishing buddies and we talk about doing this often.

40 ac. for doe tags in many states, including TX. I could probably find 40 ac. for 100K in parts of TX, but then I'd be lucky to be issued 1 doe tag in those places as they are usually extremely arid.

I do know of one 600+ tract in far West TX that is listed right now at $89K and I'm damn tempted to buy it just to be able to say I own 600 acres. LOL

Who said you can’t get a tag, many OTC units have amazing hunting, just not open to the public. You do know some of the best trophy hunting in CO is in the Southeastern part of the state, problem is very little public.

Land is tough to come by right now. Especially with a budget of 100k in my neck of the woods. Sadly 100k MIGHT get you a decent 40. We have been looking for a while.

I personally wouldn’t be looking to retire up here unless you really don’t mind 6 months of winter, and your main hobby is fishing.

Fishing is good up here. Iv got dozens of lakes all within 10 minutes.

As long as you like doing it on the ice it’s a nice place to live.

Don't forget drinking. That seems to be the other hobby in Wisconsin!

I keep an eye on land in a few states (mainly WY) for fun and as one day I'm interested in buying. Stuff's out there but good deals sell quick. Definitely seems to be higher than it was a few years back though!

I figure land is a pretty solid investment. Nothing wrong with enjoying it until I decide to sell it. Owning 100K worth of land would not affect my ability to take a few trips each year, otherwise I wouldn't be looking at buying some land.

This is simply a consideration for investment purposes, potentially with the side benefit of using it while I have it.

I’m in the same boat - and also curious how in the hell I can feel safe with money in the stock market or fiat dollars with our government and banks going hog ass wild with no opposition.

Hard to think that buying land is a bad idea, especially if the deals heat up.

Im watching this thread intently...and not seeing much.

I'm also considering buying a ranch, farm or recreation property....but for $100k? Are you talking down payment?

Seems to me you have to add a zero to that to get something nice.
