Cleaning a wall tent

Hello to all, I'm looking at an used Montana Wall tent from Cabelas. From the looks of the pictures of the tent it looks dirty for being used 7 or 8 times and it is 8 years old. How hard is it to clean the canvas?
 
I have had my Montana canvas tent for about 8 yrs and have used it over a 100 days in that time. Never had a need to clean it off per se other than pine needles. Is there something odd on it as I imagine a simple hose down would take care of most dirt.
 
If it's just soot and ash I wouldn't get too hung up on it. If it's mildew I'd think twice about it if it's very bad. I usually just spray mine down with a garden hose and let it dry. That's the most important thing with wall tents.

Davis tents added to their sale list yesterday. I would compare prices. If you call Davis ask for Chris and tell him I sent ya. You never know what kind of deal you can work out. How big is that tent? They have many diff sizes. A 14-16 is around $650.
