Look at the date of my post. July of 2020, my prediction wasn't wrong, rates have done nothing in the last year, if anything they've gone down since I made that post.
Inflation is very real and coming, which is why most of my portfolio is in real estate. If he did buy something a year ago...
Just taking a stab here, but if you have any interest at all in real estate I'd look at house-hacking your first place instead of buying a dream home. You can get into a 2,3, or 4 unit house with as little as 3.5% down, live in one unit and rent out the rest and it's not impossible that you'd...
Eccentric calf raises, but it's not a short term fix (6-8 week deal before a major difference). To go on your hunt the boot for a couple weeks may not be a bad idea. Problem is when you get out of the boot usually it's a weaning type thing, which you don't have time to do. For my patients my...
I have mattress covers on everything and sheets get washed betwen every guest. He thought the tick was a bed bug...We had one person try and get a free stay and said they had bed bugs. I told them I'm sending an exterminator within the next couple hours, but if he gets there and there are no...
I had a guy call me and said a big scary dog had “locked” them in the house. Expecting a Rott or something I started calling neighbors. He sent me a picture…of a 9 month old golden retriever puppy. I tried explaining they’re known for their pleasant demeanor, I have one; yadda yadda...
Extremely location specific. A beach in New Jersey likely isn't going to make the same as one in Florida (most of the time). You're looking at 12 months of bookings vs 4-5.
When I analyze short term rentals I use what's called the enemy method by Carl Avery. Just pop that in google and...
Yes-the eviction moratorium concerns me. I have 80 units across my portfolio and for the most part people have been great about paying. But I have 4 current evictions on the dockett where I basically can't do jack shit until it's lifted. The shitty part is if they'd apply to some of these...
I'm color-blind and I think they're a god send. I get a much better idea of the hit once I inspect the arrow and finding a lighted nock is a lot easier for me than getting on all 4's and finding a blood-stained arrow. I use neon yellow nocks and wraps to help as much as possible, but in low...
Just go solo in CO, you'll learn a ton. I'd be fine tagging along on someone's glory tag to help fill, but if I have a chance to have a bow in my hand...I'm going to have a bow in my hand.
I've had ok luck next to a road but I personally like the 2-4 miles in areas. I've had better luck getting a little away, but not as deep as the mtn ops guys (strong supporter of my dad bod) or the horse guys. I've killed elk 5 miles in, but the packout of a raghorn a half mile in didn't suck...
You'll have a blast, one small sugestion on your first trip would probably be truck camp. Stay mobile, you can always spike in for a couple days if you find elk, but it can be a long hike out when you spike in 5 miles and waste 4 days in an area with no elk sign.
I second the Elk101, it lowers...
Just like the title says. I wore it on two elk hunts but didn’t find myself using it a ton so I figured I’d just get rid of it. No snags or rips.
130$ TYD.
I only have a 2.5 year old...but this is what I've been doing. I spend most of my free time pheasant hunting in WI in the fall so he gets tossed in the pack with some electronic headphones on and we go follow the dog for a couple hours. Had a few close flushes and he gets a kick out of it...
I bought quite a bit of BTC in the low to mid 30's, ETH at about 2050, ADA at 1.05, and NEO at 41 with some others sprinkled in a bit higher. My purchases for the last 24 hours I'm at about break even now but it was a rough night for the entire portfolio. I'm done buying for the next couple...
Bloodbath in Crypto overnight. I had half a dozen buy orders at what I thought were pretty low values, all exercised. Put another 4-5k in this AM and they all hit within two hours, seems like it's trying to claw back now...what a time to be alive haha.
Prior to kids it was more, but this is what I do now...
Spring 3-4 weekends for turkeys, usually only spend one weekend hunting all day. That includes the youth hunt taking out nieces/nephews.
10 days out west every fall.
Two long weekends to SD pheasant hunting every fall.
Every weekend 2-3...
Official P&Y 266 net, 272 gross. Long fronts, peters out pretty good at the top. Couple of the scores seem a bit high for what people are listing, but I'm just a dumb flat lander.
Take a look at Corey Jacobsen's online Elk101 course, treeline academy is also very good, Paul Mendel the Elk Nut, I think his handle is @ElkNut on here; he posts frequently. People don't balk at spending 1k on an elk tag but paying a couple hundred dollars for education is blasphemy lol...
