Good sleeping pad (think Thermarest with high R rating) and bivy cover are both crucial to get that sleeping bag to act like a furnace down to -20 as you inquired about.
Do NOT buy a bag that is rated for -20 (that’s just survival rating and marketing).

I’d leather condition and then use the ShoeGoo or Gear Aid on top. Whichever applies nicer. ShoeGoo can get sloppy. Maybe use an old tooth brush to thin it around.
Then I would test it with water to see if that worked.

I’ll be honest. I have NL pure but the first year I bought a pair of vortex UHD that I shared with Dad and also had the NL Pure. I was very impressed with the Vortex UHD and didn’t really want to sell them because they were so good.

That’s a lot of points. Go with your #1 and #2 ideas. Get out there and scout and see if it’s right.
Then keep an eye on how the winter impacts the herd.
And don’t short change your time when you do pull the tag. Get out there days early and plan to stay a few days past so you aren’t rushed...
