So sliders, my wife and I sold a piece of land here in N.E. Mn. and we're doing a 1031 exchange, meaning we have about 40 days left to find another piece of ground to buy w/o paying capital gains taxes. Our budget is around $25,000 . Our #1 pick is Montana with Colorado a close 2nd. So I'm looking for some help.....
What we're looking for is:
decent hunting close by ( public land elk, deer), year round access,5-10 acres +.... a private setting ( we don't want to look at a neighbor's cabin) and within 30-40 minutes of a town we can get supplies at. We'll eventually build a little cabin off the grid and enjoy quite times with a mountain view.
Our interests are:
hunting
fishing
mountain biking
hiking.

Not sure how big of town you need to resupply but you should check out the area around Hartsel, CO. 25K would go a long way up there are you would be close to FairPlay or Buena Vista to get supplies, even Salida. If you need a big run Denver or Colorado Springs would be ~ 1.5 hours. You would be in the heart of some great hunting, there are gold medal streams, and Great Lakes if that's your cup of tea. Plenty of lands to explore and not a huge influx of people. You should have year round access although some days in the winter you may not want to leave. Can't imagine it would be any worse that MT though. Let me know if it sounds like a fit, although I don't live there I have thought a lot about it and could get you some more info. Good luck, sounds like you guys are living the dream.

For the species mentioned, your stated desires and budget I recommend the NW mountains of AZ north of Kingman. Lots of parcels available off Fort Rock Rd and huge elk and deer as well as javelina, antelope, fur bearers, waterfowl and upland birds. Landowners have amazing access to tags.

I would look up around steamboat springs.

Second this; The cheaper areas are going to be further away from town though. You can't go wrong in any direction. I hunt near a town called Oak Creek. In fact, I just got asked to go in as a 1/3 partner on some hunting land. Our offer is over market because the other partners own the adjoining land and don't want someone else to own it, but the offer is about $140k for 40 acres. There is another piece they bought a few years ago with an A-Frame without water or electricity and 40 acres that I beleive they payed $120k. There is lots of available land out there, but most is in 40 acre chunks, especially if you don't want to see your neighbors. Anywhere in that Oak Creek/Yampa area is going to be a lot cheaper than Steamboat but is still within an hours drive.

Another area to look is down inbetween Walsenburg and Fort Garland CO in Forbes Wagon Creek but they are 40 acre parcels and twice your budget. Forbes Park has 2ac parcels for less then your budget and you may find two side by side lots. The nice thing about the Wagon Creek is it allows for hunting on a huge privately owned LOA.

Downside is not all parcels have year round access in either place, so you'll have to search for the ones that do. Taxes and LOA fees are low.

Well folks I wanted to say thanks for the sliders that tried to help me out on the land hunt. I found a nice piece south of columbus Mt and we closed on it a couple weeks ago, hopefully I'll be back out there within a month to try and punch my mulie/elk tags along my son.
I'd be happy to hear from anyone that knows the area.

For that area, don't forget your wolf tag. Don't know how south you're talking, but worth it in case.
