Doesn’t sound like you need a heavy alpine boot. Go with something like the Danner Recurve. That should check all the boxes for you and save you some cash to spend on tags.

I’ve used obenauf's oil and wax, snow seal, renapur, etc. Haven’t found one that I was really happy with. Waxes push out of the leather too fast so I can’t see ever using a wax again...
