You are correct on your numbers. Yes you can build at those numbers. Im doing a crawl space with i joist. Ive looked into 3 bd/2 ba and I see that a lot of places are being sold that are smaller in size. It seems like a lot of never married, divorced, or live-in mates in our area. I had drawings...
I agree. Thanks for the advice. I plan to utilize around 80-90k in savings and finance around 100k. I will pay for permit, excavator rental, electrical hookup out of cash. That will get my payments around $1000 +/-. Just need to work on the road for another 10-20 months.
I agree. Built other homes/duplex on a cash basis and purchased land, my wife even started a failed business with savings. A lot can change in one or two years
This will probably be the direction I end up going, but hopefully only need to borrow 75-100k to finish it. It would be comparable to a new vehicle loan and more money in my pocket. Just need a few more years of money
Guys I really appreciate the advice. I honestly think I'm going to just save some money in 2025/26 possible take another construction job on the road and save up more before I begin any construction. I just don't feel comfortable with leveraging my primary house.
Insaneilupus - This what I been thinking too. I never have had a mortgage since about 39 and only previously had random car loans. But most of equity has been in real estate, and I don't have a lot of other investments, besides one annuity and some metals. My job requires me to travel away from...
So once it appraises for 80% of its value I could get a traditional mortgage and pay off the remaining balance on the home equity or HELOC and just gave a conventional fixed mortgage? That would be preferred if possible. I will need to talk to a conventional lender. Thanks for the information
I want a fixed rate and plan to set aside around 15% incase I get injured or something bad happens to cover my payment for 18-20 months.
Good point on home equity line of credit. I haven't heard of that and will look into it.
I tried permitting a multi family on this lot and city would not...
I can't build it 150k but it will be around $220-$250k with the land purchase from 2016, permits, utilities, Geotechnical, and civil survey, so looking at $220-$250 per sq/ft.
I've looked into construction loans and they want to charge about 2% over (like 8.7% as of Feb/Mar 24) or require me...
We are considering taking out a $150k home equity loan against our primary residence to construct a second home for rent or sale profit. Looking at the 10 year fixed we would around 6.5 % interest and our monthly payment would be $1830 +/_. We own the land that we purchased in 2016, I've paid...
Thanks, not looking at saving money but shoes just seem to fit one purpose and can be dangerous in icy/muddy conditions, river beds. Looking for something that is multi functional. Ive read about endurance riders using hoof boots?
Any of your horse riders use hoof boots on your horses for trail riding or packing? Trying to find a more versatile less expensive option than shoeing. I've read on here that there was a backcountry outfitter in BC than only used hoof boots. Looking at brands such as Scoot boots. Wanting...
